It's not, I'm afraid.
The "never play the same situation twice" thing is a complete lie. Not only are the events triggered in a manner akin to a Random Number Generator, but the overarching story remained the same across my 10 playthroughs. The entire "discover the cause of the stuff" notion is completely destroyed by the fact that from day 1 there are pieces of paper left out in plain view, detailing the accidents/incidents in the history of the house. Some of the haunting behaviour is automatic too. There are very few rooms, and one of them is the garage, where the moment you move inside, the car starts itself and blinks its headlights. Every. Time.
Then there are the constant bugs. Shadows glitching out (dependant on GPU), being frozen on the spot or clipping with invisible hit-volumes, sounds looping throughout an entire playthrough once you hear them the first time, various events overlapping each other in absurd ways. It plays more like an alpha or a free game rather than a full release.
Don't get me wrong, I love horror. This? This isn't really horror. This is a culmination of the worst tropes in the 'screamer' generation. I mean, one of the 'events' is just an overlay of a miniature mannequin on a crucifix sliding up on the bottom of the screen like a flash motion-tween, and then sliding down again. The character doesn't acknowledge it. The game makes no attempt to explain why a little model/sculpture thing just moved onto your camera then off again.
I was convinced that I had somehow downloaded an incomplete dev version where every event spawned rapidly just to test how they performed, but nope, desura gave me the actual full game. Massive disappointment and waste of money.

Yeah, about that? It has been considered out of beta for a while now (currently at v1.2.4 I believE?), and the creator is already working on a new locale using kickstarter to fund the 'expansion'. That "early access" in steam just likely means they don't think it's acceptable to be called a full release at this time, and that's a good call.

If you activated the Desura keys, you can get the steam key from this page
Just search for Paranormal, click on keys and there will be a option to generate a steam key.
