I will use it with a 7700k, and 2400 fsb ram.

I'm sorry, I don't know what is fsb ram. If you don't want to OC why you are looking for a Z motherboard? and why are you looking for a 170? shouldn't be better a 270 for 7700? I thought 170 was for skylake (6600,6700 in their k versions).

If you don't want to OC just buy the cheapest available with good reviews and the one that has all the USB stuff you need, etc

If they're the same price, go with the board that has the best overclock potential. Sure you may not want to overclock now, but... Since you intend to have the PC a long time, you may eventually reach a point where overclocking will help.

i understand that if i want the z170-k, with 7700k i have to update the bios, but with a ^6th generation cpu on it , when doing this!

That's a problem I've never encountered before, so had no clue that could even happen. What you'll want to do is contact the vendor to determine what bios version the current stock they're shipping comes with. From what I've read, the 7700K requires Bios Version 3017.

Neither. If you are not going to overclock get the cheapest one possible (that means a mobo around 60$, even if it is H110 chipset) and since you don't care
about ram frequency that's even better. Change your CPU as well and get a model without the "K" at the end, since you won't oc, for which you are paying a premium.
Getting a cheap mobo and a cpu without "K" can save you ~100$.

If you're going with the K you have to decide whether to fork out more $$ to get a mobo with OC capabilities, granted that it could help after 3-4 years to give your CPU some edge, or if you're going with a bare minimum mobo.
Which mobo to get would depend on factors like: For how long are you going to keep this setup in your PC, how often do you upgrade hardware, how much costlier is the Z170 and of course, how much money you have to spare on such stuff.
As you can see these are questions only you can answer.
Personally i'd go with the z170 in this case, even if i only overclocked later, just to give the cpu a year or more when it wouldn't open chrome :)
But that's just me, I shop once, I fork out the dough, and only change PCs when the previous one can't handle basic tasks.

That i don't know, since it depends on the rest of your build, as well as the benchmark off of which one is basing the performance.
Your best bet would be to check video benchmarks as well as general consensus. But since you won't upgrade in the short term,
it makes sense to go after the Z170 and an Intel K. Make sure you pair that CPU with a decent cooler though.
Might I suggest to check AMD's new CPUs?

The Z170 one if you really want it to last 7-8 years. It is home enthusiast grade and will help to overclock the CPU once it starts to feel a little sluggish. The business-grade ones are more suited either for 3-5 year rotations or generic low-performance use. A business-grade motherboard is a good idea for home when you want a budget build but not the absolute cheapest and dumbest hardware.
