Why would Valve ever again make a game considering how much money they make selling other peoples games ?

I mean they might at some point but considering how long it has been I don't think it's gonna happen.
Also making a game causes costs... Half Life 3 would of course be profitable but after so much build up I doubt it would compare well to the hype.
If the last years have thought me anything videogamewise it's "The bigger the hype, the bigger the disapointment."
Except Witcher 3 I guess.
